The PreQualification Process

When you're ready to begin your homebuying journey, schedule a free pre-qualification with one of our Mortgage Loan Officers. We'll take the time to understand your goals, answer your questions, and help determine a comfortable price range. Together, we'll explore loan options that fit your unique financial situation and help you prepare for the next steps.

 

Your Credit History

Your credit history plays an important role in the mortgage process. We'll review your credit report, explain how it may impact your financing options, and help you understand what comes next. If your credit needs some improvement, we'll provide guidance and resources to help you move forward with confidence.

 

Income, Assets, and Liability

We'll review your overall financial picture, including your income, savings, investments, and existing debts. Understanding these factors helps us identify mortgage solutions that fit your budget and support your long-term financial goals.

 

Down Payment

Many homebuyers can get started with as little as 3% down. While a larger down payment can help lower your monthly payment and reduce or eliminate private mortgage insurance (PMI), there are mortgage options available for a variety of budgets. We'll help you understand your choices and determine what works best for you.

 

Document Checklist

To make your home loan application process as fast and easy as possible, here's a check list of information you'll need.

Information about you: 

  • Copy of your driver's license

  • Copies of 30 day's worth of pay stubs

  • W2s for the past two years  

  • Tax returns for the past two years

  • Bank statements for the past two months

  • Employer information for the past two years

Information about the home:

  • Home Purchase: Signed copy of the Offer to Purchase Contract

  • Home Purchase: A copy of the cleared earnest money check

  • If you are refinancing, a copy of homeowners insurance policy

  • If you are refinancing, most recent mortgage statement

Special circumstances only:

  • Copy of divorce decree and/or proof of receipt of child support, alimony and/or spousal maintenance

  • Award Letters and 1099s, if applicable (Social Security, Pension)

  • If you currently own investment property or a second home, provide copies of current rental lease and a recent mortgage statement

  • If you attended school in the last two years, provide copy of degree or certification
